You already know what the difficult part of managed property is, and it is not finding tenants. It is having somebody dependable to send, who turns up, does the work properly, deals with the tenant like an adult, and gives you something you can put in front of a landlord without apologising for it.
The work between the work
Tenant liaison, handled
Give us the tenant's number and the job, and we take it from there: arranging access, agreeing a time that suits them, and reporting back to you when it is done. Your property manager stops being a switchboard and gets an afternoon back.
Pre-approval thresholds
Agree a limit with us, typically £150 to £400, and routine work under it simply gets done and invoiced. No quote, no chase, no three-day email chain about a dripping tap. Anything above comes to you priced in writing first.
Records worth filing
Every job comes back with photographs before and after, a plain description of what was done, and a note of anything we spotted but did not touch. It goes straight into your file, your landlord report, or a deposit dispute.
Void turnarounds
Full property and garden brought to relet standard in one run of work at one written price, with the clock treated as part of the brief. You get photographs at the end that are fit for the listing.
One contractor, many doors
Repairs, decorating, joinery, gardens, stove servicing and small improvements from a single insured contact, with registered specialists coordinated by us when the law requires them.
Straight answers about capacity
We will tell you plainly what we can absorb and when we are full. An agent needs a contractor who is honest about the diary far more than one who says yes and disappoints a landlord.
No kickbacks, and here is why that helps you
We do not pay referral commissions, and we do not inflate prices to fund them. Some agents will see that as a drawback, and we would rather say it plainly at the start than be discovered later.
What you get instead is a price you can forward to a landlord without editing it, and a contractor whose invoices survive scrutiny when a landlord starts comparing quotes. In a market where maintenance mark-ups are a regular source of landlord complaints, that is worth more than a percentage.
Your landlord should never see our invoice and wonder what it paid for.
Small, then sensible
One job
Send us something ordinary and see how it goes: how quickly we replied, whether the tenant was happy, and what the paperwork looked like afterwards.
A handful
If that worked, we agree the practical things: thresholds, who we contact, how you want reports, and what counts as urgent in your language rather than ours.
The standing arrangement
From there it becomes routine, with agreed rates across the managed portfolio and a monthly summary rather than a stream of separate invoices.
What we are not
Not a 24-hour service
We work sensible hours and respond quickly within them. For a two in the morning leak your tenant needs an emergency plumber, and everyone is better off knowing that in advance.
Not a compliance provider
We do not issue gas certificates, EICRs or EPCs. We flag what is due and coordinate Gas Safe or NICEIC and NAPIT registered specialists who certify directly.
Not the cheapest
If the brief is lowest price per job, we are the wrong contractor and will say so early. Our argument is fewer repeat visits, fewer complaints and work that lasts a tenancy.
